RESOLUTION NO. 99-17 <br />GAS: 4/6/99 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF SANTA ANA APPROVING TENTATIVE PARCEL MAP N0. 97- <br />221, TO SUBDIVIDE A 1.59 ACRE LOT INTO TWO PARCELS <br />LOCATED AT 1700 AND 1720 EAST DYER ROAD (TPM N0. 97- <br />221) <br />WHEREAS, Tentative Parcel Map No. 97-221 has been filed to subdivide <br />an existing 1.59 acre parcel into 2 lots, located at 1700 and 1720 East <br />Dyer Road (the "Project"); and <br />WHEREAS, the design and improvement proposed for Tentative Parcel <br />Map No. 97-221 is consistent with the objectives, policies, general land <br />uses, and programs specified in the City of Santa Ana General Plan; and <br />WHEREAS, the Environmental Evaluator of the City Of Santa Ana has <br />prepared a Mitigated Negative Declaration and Monitoring Program for <br />Environmental Review No. 97-134, pursuant to the California Environmental <br />Quality Act, for the Project; and <br />WHEREAS, the Planning Commission held a duly noticed public hearing, <br />on April 12, 1999, on Tentative Parcel Map No. 97-221 for the Project. <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid hearing, the <br />Planning Commission finds and determines as follows: <br />A. The proposed project, as conditioned, and it's design and <br />improvements are consistent with the General Commercial land use <br />designation of the General Plan and are otherwise consistent with <br />all other elements of the General Plan and, any applicable specific <br />plans. <br />The proposed subdivision is consistent with the General <br />Commercial land use designation of the General Plan and will <br />have no adverse affect on the surrounding industrial and <br />commercial developments. The subdivision will create parcels <br />that are in excess of the minimum lot size and street frontage <br />requirements for commercial properties. <br />B. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br />The proposed subdivision conforms to the minimum lot size and <br />street frontage requirements, as well as meeting the intent of <br />the State of California Subdivision Map Act provisions. <br />1 32.A. <br />Page 285 <br />
