~,° _~ <br />~ AY 0 4 2000 <br />RESOLUTIONNO.99-06 ~, .T`i <~~ ; ,~,., ~~~ ~-~~• <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 99-06 TO ALLOW CONSTRUCTION <br />OF A NEW TWO CAR DETACHED GARAGE <br />WHEREAS, the subject property is located at 819 South Broadway, within the Specific <br />DevelopmentNo. 40 zoning district, also known as Heninger Park Neighborhood District; <br />WHEREAS, the applicant desires to construct a new detached two car garage at the rear of <br />the residence; <br />WHEREAS, in order to proceed with construction, the property must conform with the <br />City's single family residential requirements and development standards, the 1995 California <br />Building Code and the Specific DevelopmentNo. 40 Guidelines; and <br />WHEREAS, the project came before the Planning Commission for review and <br />recommendations onthe Consent Calendar of the Apri124, 2000, meeting. <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid meeti this Commission finds <br />and determines as follows: <br />That the proposed project, as conditioned, is compatible with the Heninger Park <br />architectural character and the design criteria for styles found in the area and will <br />not be detrimental to the harmonious development of the City or impair the <br />desirability of investment or occupation in the neighborhood. <br />2. Neighborhood Project Review No. 99-06 is hereby approved, as conditioned in <br />Attachment A, attached hereto and incorporated herein. <br />1 <br />
