• RESOLUTION NO. 98-08 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING CON- <br />DITIONAL USE PERMIT NO. 97-20 TO PERMIT <br />AN OFFICE IN EXCESS OF 30 PERCENT OF <br />THE FLOOR AREA AT 3400 WEST SEGERSTROM <br />AVENUE <br />GAS:2/5/98 <br />WHEREAS, this Commission held a public hearing on February 9, <br />1998, on Conditional Use Permit Application No. 97-20, to allow an <br />office in excess of 30 percent of the floor area in a Light <br />Industrial (Ml) zoning district, for BEHR Process Corporation, <br />located at 3400 West Segerstrom Avenue; <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid <br />hearing, this Commission finds and determines as follows: <br />A. That the proposed use will provide a service or facility <br />which will contribute to the general well being of the <br />neighborhood or the community. <br />The amount of office space will reduce the number of <br />unnecessary truck trips that can be burdensome to the <br />existing infrastructure. It will also relieve traffic <br />in and around the site as loading functions will be <br />limited to one facility. <br />B. Will the proposed use under the circumstances of the <br />particular case be detrimental to the health, safety, or <br />general welfare of persons residing or working in the <br />vicinity? <br />The proposed use will not be detrimental to the health <br />and safety of the surrounding area. The project will <br />minimize traffic hazards normally affiliated with the <br />mixture of car and truck trips. <br />C. Will the proposed use adversely affect the present economic <br />stability or future economic development of properties <br />surrounding the area? <br />The project will enhance the economic viability of the <br />immediate area by providing the opportunity for an <br />existing corporation to correct a processing problem to <br />the ultimate benefit of employment considerations. <br />• <br />
