• RESOLUTION NO. 97-21 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 97-07 TO <br />ALLOW RENOVATION TO A RESIDENTIAL <br />STRUCTURE AND PERMIT CONSTRUCTION OF A <br />NEW THREE CAR DETACHED GARAGE AND <br />CARPORT <br />WHEREAS, the subject property is located at 414 South <br />Broadway, within the Specific Development No. 40 zoning district, <br />also known as Heninger Park Neighborhood District; and <br />WHEREAS, the applicant desires to renovate the subject <br />property by replacing the existing porch, deck and stairway at the <br />rear of the residence and construct a new three car garage and <br />attached carport; and <br />WHEREAS, in order to proceed with the change in use, the <br />property must conform with the City's single family residential <br />requirements and development standards, the 1995 California <br />Building Code and the Specific Development No. 40 Guidelines; and <br />• WHEREAS, the project came before the Planning Commission for <br />review and recommendations on the Consent Calendar of the October <br />27, 1997 meeting. <br />NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br />1. Based upon the evidence submitted at the abovesaid <br />meeting this Commission finds and determines as follows: <br />That the proposed project, as conditioned, is compatible with <br />the Heninger Park architectural character and the design <br />criteria for styles found in the area and will not be <br />detrimental to the harmonious development of the City or <br />impair the desirability of investment or occupation in the <br />neighborhood. <br />2. Neighborhood Project Review No. 97-07 is hereby approved, <br />as conditioned in Attachment A, attached hereto and incorporated <br />herein. <br />1 <br />
