SOLUTION NO. 97-18 <br />=age 1 of 2 <br />Conditional Use Permit No. 97-18 is approved subject to compliance, to the <br />reasonable satisfaction of the of the Planning Manager, with applicable <br />sections of the Santa Ana Municipal Code, the California Administrative <br />Code, the Uniform Fire Code, the Uniform Building Code, and all other <br />applicable regulations. <br />A. General Conditions <br />1. The applicant must comply in full with each and every condition <br />listed below prior to exercising the rights conferred by this <br />conditional use permit. <br />2. The applicant must remain in compliance with all conditions <br />listed below throughout the life of the variance. Failure to <br />comply with each and every condition may result in the <br />revocation of the variance. <br />H. Planninq Division <br />1. The project shall consist of automobile servicing only with no <br />heavy auto or engine repair, auto body and paint, truck repair <br />or servicing, or welding. <br />2. The project is to be developed consistent with site plan review, <br />DP No. 97-011. <br />3. After project occupancy, landscaping is to be maintained to <br />include the minimum levels of plant materials installed at the <br />time of occupancy. <br />4. No vending or reverse vending machines may be located on the <br />exterior of any structure on the property unless required by <br />State mandate upon which such machines are to be located below <br />the building canopy and screened. <br />5. Obtain ownership of the City owned parcel prior to plan check. <br />6. A Lot Line Adjustment in order to consolidate all of the parcels <br />shall be applied for and tentatively approved prior to plan <br />check. <br />7. There shall be no exposed downspouts, scupper drains, electrical <br />or mechanical lines on the building. All mechanical equipment <br />shall be screened from view in an architecturally integrated <br />manner. <br />8. The hours of business operations are limited to 7:00 a.m. to <br />8:00 p.m. daily (Modified by the Planning Commission October 27, <br />1997. <br />ATTACHMENT A <br />
