• Conditions for Approval for Conditional Use Permit No. 2010-23 <br />Conditional Use Permit No. 2010-23 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with all applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the California Building Standards <br />Code and all other applicable regulations. <br />The applicant must comply in full with each and every condition listed below rip Or t0 <br />exercising the rights conferred by this conditional use permit. <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the conditional use permit. Failure to comply with each and every condition may <br />result in the revocation of the conditional use permit. <br />A. Planning Division <br />1. The applicant must comply with all conditions and requirements of the <br />Development Review Committee for the development project (DP 2009-69). <br />2. Any amendment to this conditional use permit must be submitted to the <br />Planning Division for review. At that time, staff will determine if <br />administrative relief is available or the conditional use permit must be <br />• amended. <br />3. The proposed monopine shall be constructed as per approved plans and <br />any existing landscaping shall be protected in place during the construction <br />period for the 60-foot monopine facility. <br />4. Install vines, with irrigation, on the exterior wall and/or fence of the of-tl-ie <br />west property line, if feasible. (Amended by Planning <br />Commission, December 13, 2010) <br />5. Repaint the north elevation of the building to be consistent with the paint <br />scheme of the other building elevations in order to remove the graffiti from <br />the building. <br />6. The parking lot shall be repaired, reslurried and restriped to comply with <br />current City standards. <br />7. The proposed monopine shall be constructed per the following <br />specifications: <br />a. The monopine should have 3.1 branches per foot for full density <br />coverage with limited spacing between the branches; 70 percent of the <br />branches should be eight feet or longer. <br />b.
