<br /> <br />m <br /> <br /> <br /> <br />D* <br /> <br />a.. <br /> <br /> <br />Work Plan <br />We have reviewed the RFP and understand that the City of Santa Ana is seeking to <br />establish a team of consultants for various specialty areas related to right of way projects. We <br />would like to be considered for Specialty Area: (A2) Real Property Appraisal Services. We are <br />confident in our ability to deliver complete and accurate appraisals, with individual assignment <br />details being given on an as-needed basis. As outlined in the Scope of Work for Specialty Area <br />(A2), we will be able to perform the following tasks: <br />• Real Estate Appraisals for full and partial takes <br />• Prepare Appraisal Summary Statements <br />• Evaluate Agency's Landscape Setback requirements <br />• Prepare detailed appraisals or consultations for condemnation appraisals <br />• Coordination with Fixtures and Equipment Appraisers <br />• Coordination with Business Goodwill Appraisers <br />• Prepare all necessary correspondence, letters and reports <br />• Provide effective communication with all parties involved in transaction <br />• Comply with federal, state and local regulations <br />• Attend meetings/public hearings and conduct presentations <br />• Provide expert witness testimony <br />• Coordinate and review of Phase I and Phase II Environmental Studies <br />• Review appraisals completed by other appraisers <br />• Coordinate, direct and obtain review appraisals in accordance with the <br />Uniform Relocation Assistance and Real Property Acquisition Policies Act <br />(Uniform Act) and Caltrans guidelines <br />• Seek any corrections or revisions deemed appropriate <br />25C-21 <br />Page 7
