ATTACHMENT NO.5 <br />SCOPE OF DEVELOPMENT <br />PHASE FS: <br />Project Description <br />Phase FS consists of 32 for-sale single family homes including a combination of attached row <br />homes and single family detached homes. The development will be constructed on 2.20 acres on <br />six scattered sites identified on the Site Map as "Lot A," "Lot B," "Lot C," Lot D," "Lot E,1' and <br />"Lot F." One unit on each of Lots A-F will be reserved to be affordable to a Moderate Income <br />homebuyer. The Moderate Income units will be deed restricted for affordability to qualified <br />homebuyers. <br />Phase FS is designed as 2 story row homes using at-grade wood frame construction with all <br />parking provided on site in detached garage structures and 2 story single family detached homes <br />using at-grade wood frame construction with all parking provided on site in detached garage <br />structures. Parking is provided to satisfy requirements of the Transit Zoning Code. <br />Additional Properties <br />911 Brown, 609, 604, and 602 E. Fifth, and 409 and 411 Minter have been identified as <br />Additional Properties with respect to Phase FS. Should the Agency acquire or gain control of <br />any or all of these parcels within the timeframe contemplated by the Agreement, development <br />would be expanded to include up to an additional 7 residential units (including code required <br />parking) on by expanding the Phase FS design concept to the Additional Properties. <br />Signs <br />All signage on the premises shall be designed to meet applicable zoning codes. <br />Landscaping <br />Project landscaping shall be designed to maximize opportunities for on-site storm water <br />detention in areas not utilized for buildings, driveways and parking. Landscape elements may <br />include planters, terraces, trees, decorative walls, screenings and paving elements. Planted areas <br />will be equipped with permanent water sprinkler systems to ensure proper maintenance. In <br />addition to landscaping, common open space is to include amenities such as barbeques, benches <br />and/or enhanced paving, where physically feasible.
