The project site (previously called "Hutton Centre <br />Residential Development" and "MacArthur Place South Development") is located southeast of the <br />Intersection of MacArthur Boulevard and Main Street A traffic study was conducted several years ago <br />and the site was approved to include a residential development plus other commercial and office uses. <br />The developer has recently updated the site plan and increased the residential density of the proposed <br />condominium project (5 story condominium building) from 276 condominium units to 300 condominium <br />units. There are no changes for other potential uses. <br />The purpose of this study is to analyze the impact of the expansion of the previously approved <br />condominium project (5 story condominium building) from 276 to 300 dwelling units. A traffic study <br />analyzing critical intersections based on the approved project traffic analysis assumptions has been <br />conducted to evaluate if the increase in condominiums will generate significant impacts to the <br />surrounding roadway system. <br />This traffic impact study has been prepared to meet the traffic study requirements of the City of Santa <br />Ana.
