CAA Planning, Inc. has requested a traffic impact study for the proposed Updated Main and MacArthur <br />Development Project. The project is located within a larger planned multi -use development site <br />southeast of the intersection of MacArthur Boulevard at Main Street. An Addendum to Final <br />Environmental Impact Report No. 2004 -42, MacArthur Place South, was conducted in March 2009 by CAA <br />Planning. At the time the study was conducted the site was to include 775 condominium units (174 <br />condominium units currently occupied, 175 "for- rent" units, a 276 -unit condominium building, and a <br />150 -unit Cinema Tower), and a 1$5 -room business hotel. The developer has recently updated the site <br />plan and proposes to increase the residential density of the condominium project (5 Story condominium <br />building) from 276 to 300 condominium units. <br />The purpose of this traffic study is to analyze the impact of the expansion of the previously approved <br />condominium project (5 story condominium building) development from 276 condominium dwelling <br />units to 300 dwelling units. The project will also include 175 condominiums to be "for- rent" units, a 150 <br />condominium unit Cinema Tower, and a 1$5 -room business hotel. In addition to these units, 174 <br />condominium units in the project are already occupied. <br />The project site is located at the southeast corner of MacArthur Boulevard and Main Street. Figure I <br />shows the vicinity of the proposed project as it relates to the regional circulation network.
