• <br />RESOLUTION NO. 2011-06 <br />ROH - 4/11/11 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA APPROVING SITE PLAN REVIEW NO. <br />2011-02 TO ALLOW COMMONWEALTH TO REMODEL A <br />VACANT AUTO DEALERSHIP LOCATED WITHIN THE <br />SANTA ANA AUTO MALL AT 1350 SOUTH AUTO MALL <br />DRIVE <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA <br />ANA AS FOLLOWS: <br />Section 1. The Planning Commission does hereby find, determine and declare <br />as follows: <br />A. The Applicant is requesting approval to allow the exterior remodel of a <br />vacant auto dealership located at 1350 South Auto Mall Drive, which is <br />within the Specific Development No. 60 (SD-60) zoning district. Specifically, <br />the applicant is requesting approval to enclose the section of the building <br />that was formerly used as a vehicle service entry. <br />• B. Section 41-593.5(c) of the Santa Ana Municipal Code requires a review by <br />the Planning Commission of all plans within a specific development plan <br />area to ensure the project is in conformity with the Specific Plan. <br />C. Site Plan Review No. 2011-02 came before the Planning Commission of the <br />City of Santa Ana on April 11, 2011. <br />D. The project is in compliance with all applicable development standards <br />outlined within the Specific Development Plan (SD-60). <br />E. This project was reviewed in accordance with the Guidelines for the <br />California Environmental Quality Act. The recommendation is exempt from <br />further review pursuant to Section 15303. This Class 3 exemption allows in- <br />fill developments for the construction and location of limited numbers of new, <br />small facilities or structures. Categorical Exemption Environmental Review <br />No. 2011-28 will be filed for this project. <br />Section 2. The Planning Commission of the City of Santa Ana hereby <br />approves Site Plan Review No. 2011-02 as conditioned in Exhibit "A" attached hereto and <br />incorporated herein. This decision is based upon the evidence submitted at the above <br />said hearing, which includes, but is not limited to: the Request for Planning Commission <br />Action dated April 11, 2011, and exhibits attached thereto; and the public testimony, all of <br />which are incorporated herein by this reference. <br />• ADOPTED this 11th day of April , 2011 by the following vote: <br />Resolution No. 2011-06 <br />Page 1 of 3 <br />
