Adopt a resolution approving Conditional Use Permit No. 2011 -21 as conditioned. <br />Request of Applicant <br />Maria Kao, representing Bender Ready Mix, is requesting approval of a conditional use permit to <br />allow the operation of a cement manufacturing facility at 516 South Santa Fe Street. Cement <br />manufacturing operations require a conditional use permit pursuant to Section 41- 489.5(c) of the <br />Santa Ana Municipal Code (SAMC). <br />Proiect Location and Site Description <br />The subject site is a 0.97 -acre site consisting of two irregularly shaped parcels located at 516 <br />South Santa Fe Street, between Chestnut Avenue and Hathaway Street. The site is currently <br />improved with a 7,000 square foot, single -story office /industrial building that is occupied by Bender <br />Ready Mix. Also on the site is an open yard that contains a concrete batch processing facility, <br />storage areas, truck staging area and an area for truck and employee parking. A total of eight <br />parking spaces are provided on -site. <br />Surrounding land uses include various industrial and warehouse uses to the north, east and west, <br />and an active railroad line and multi - family residential to the south (Exhibits 1 and 2). <br />Proiect Description <br />Bender Ready Mix is requesting approval of a conditional use permit to operate a concrete <br />manufacturing facility on the premises. In conjunction with the approvals, Bender will be making <br />numerous site improvements to bring the site into compliance with code.
