<br />6.2 Capital improvements to the Leased Premises required by OCF A shall be the <br />obligation of CITY in accordance with Article VI of the Joint Powers Agreement, as it may be <br />amended from time to time. <br /> <br />7.0 Maintenance and Repairs <br /> <br />7.1. OCF A shall keep the Leased Premises in good condition and repair. All damages <br />or injury to the Leased Premises or its contents caused by OCF A, its employees, agents or <br />visitors shall be promptly repaired by OCF A to the satisfaction of the City Manager. <br /> <br />7.2. Maintenance and repairs to the Leased Premises shall be funded in accordance <br />with Article VI of the Joint Powers Agreement, as it may be amended from time to time. <br /> <br />7.3. The cost of repairs required to assure structural integrity and to maintain the <br />habitability of the Premises in compliance with building and health and safety codes will be the <br />sole responsibility of CITY. Significant maintenance or repairs to the Leased Premises that <br />constitute capital improvements pursuant to the Joint Powers Agreement shall be the obligation <br />of CITY in accordance with Article VI of the Joint Powers Agreement, as it may be amended <br />from time to time. <br /> <br />7.4. Unless otherwise mutually agreed by the Parties, CITY shall be responsible for <br />maintenance and repair of all exterior landscaping, parking areas, driveways, joint use areas, if <br />any, and all portions of the Premises other than the Leased Premises. <br /> <br />8.0 Party Representatives <br /> <br />8.1. The City Manager is the CITY's representative for purposes of this Lease. <br /> <br />8.2. The Fire Chief is the OCF A's primary representative for purposes of this Lease. <br /> <br />9.0 Notices <br /> <br />9.1. All notices permitted or required under this Lease shall be deemed made when <br />personally delivered or when mailed 60 hours after deposit in the U.S. Mail, first class postage <br />prepaid and addressed to the party at the following addresses: <br /> <br />To CITY: <br /> <br />City of Santa Ana <br />20 Civic Center Plaza <br />Santa Ana, California 92701 <br />Attn: City Manager <br /> <br />To OCFA: <br /> <br />Orange County Fire Authority <br />1 Fire Authority Road <br />Irvine, California 92602 <br />Attn: Fire Chief <br /> <br />9.2.
