Reduction in Open Space Requirement — The open space provision within SD 43 requires that each residential development provide usable open space at a rate of 250 square feet per unit. The applicant estimates that the project provides for 202 square feet of open space per unit, however this calculation includes two public plazas at the perimeter of the project, as well as miscellaneous open space, which is comprised of building step -backs and pedestrian connections /spaces between buildings that the developer felt were not part of the main open space elements. Neither of these can be counted toward the requirement of usable open space, thereby reducing the usable open space per unit to 173 square feet. Balconies that meet the minimum dimension of 6 feet in each direction with a minimum of 90 square feet are provided on 127 of the units. The applicant is requesting an amendment to SD 43 in order to reduce the required open space. The following table will illustrate similar projects approved in the past and their open space allowance.
