Approving Variance No. 2012-02 as conditioned to allow a reduction in landscaped setbacks. <br />2. Approving Variance No. 2012-03 as conditioned to allow a reduction in parking. <br />DISCUSSION <br />Request of the Applicant <br />KSP Studio, Inc., representing HD Supply Repair and Remodel, is requesting approval of two <br />variances in order to allow a vacant industrial building to be occupied by HD Supply Repair and <br />Remodel, a contractor's warehouse business. Specifically, the applicant is requesting approval of a <br />variance from Sections 41-475(a) and 41-1390 of the Santa Ana Municipal Code (SAMC) to allow an <br />industrial building to encroach into the required 20-foot front yard landscaped setback and to allow a <br />reduction in required parking. <br />Protect Location and Site Description <br />The subject property is a 4.3 acre, irregularly shaped parcel of land located at the southwest <br />corner of Fourth and Santa Fe Streets and is immediately east of the Atchison, Topeka and Santa <br />Fe (AT&SF) railroad line. Two vacant industrial buildings, consisting of approximately 91,581 <br />square feet, are located on the site. The front building (Building A) is approximately 56,538 square <br />feet in size, while the rear building (Building B) Is approximately 35,043 square feet in size. <br />The setback along Fourth Street ranges from zero feet for the building to 10 feet adjacent to the <br />parking area to the east. Along Santa Fe Street, a 10-foot wide landscaped setback is provided. A <br />total of 100 parking spaces are currently located on the site. The site is surrounded by industrial <br />uses to the north and east, the First Street underpass to the south and the Santa Ana Regional <br />Transportation Center and industrial uses to the west (Exhibits 1 and 2). <br />EXHIBIT A <br />31A-3
