PUBLIC HEARING <br />1. VARIANCE NO. 2012-07 <br />Arshia Mahmoodi of Void Inc., representing Metro Star LLC, is requesting approval <br />of a variance to allow a reduction in landscaped setbacks and to allow the <br />construction of a new 6,000 square foot commercial building at 2702 North Bristol <br />Street, located in the Community Commercial (Cl) zoning district. <br />' PUBLISHED IN THE ORANGE COUNTY REPORTER: September 14, 2012 <br />PUBLICLY NOTICED: September 13, 2012 <br />RECOMMENDATION: <br />Adopt a resolution approving Variance No. 2012-07 as conditioned. <br />Principal Planner Vince Fregoso presented the staff report and recommendation. <br />No written communications were received. The public hearing was opened. <br />Julie Stroud, Riverview Neighborhood resident, and Richard Tucker, managing <br />property owner/partner, spoke in support of the project. Applicant Arshia Mahmoodi <br />spoke in support of the project. <br />Commissioner Yrarrazaval asked the applicant if he would be opposed to a condition <br />requiring signage to prohibit overnight parking. Mr. Mahmoodi concurred. <br />Glen Stroud, Riverview Neighborhood resident, inquired about use of u -turns <br />travelling eastbound on Memory Lane at Bristol Street. Principal Civil Engineer <br />Higgins explained why the u -turns would not be feasible. <br />The public hearing was closed. <br />MOTION: Adopt a resolution approving Variance No. 2012-07 as conditioned. <br />Planning Commission added the following modifications: Item A3 Prior to submittal <br />into planning plan check, a detailed landscaped plan (working drawings) shall be <br />submitted to staff for review. The plan shall note that trees will not be planted <br />immediately adjacent to the multi -family residential buildings. Police Item B1 — <br />Lighting standards amended to read must incorporate shields to prevent light <br />intrusion on the adjacent multi -family residential buildings.
