(GTC) was asked to analyze the current and future <br />parking demands of the Discovery Science Center (Center) in Santa Ana, California. This <br />memorandum provides a summary of our analysis, including a customized parking demand <br />model based on the existing parking conditions at the Center and an assessment of future <br />parking demand. <br />SITE DESCRIPTION AND EXISTING CONDITIONS <br />The Center is bound by Santiago Creek to the north, Main Street to the east, and Interstate <br />5 to the south and west, and contains a total of 59,205 square feet (sf) of building area <br />including 45,368 sf of parking demand generating area including exhibit space, dining area, <br />gift shop, administrative offices, exhibit storage space and other ancillary uses. The Center <br />is open from 10:00 am to 5:00 pm, seven days a week; it occasionally opens earlier or <br />closes later for special events or tours. <br />A parking space inventory conducted in August 2012 indicates that the Center has a total <br />on -site parking supply of 303 available spaces. The Center currently has shared parking <br />agreements with, and uses, various off -site parking lots within walking distance of the <br />Center for over -flow parking on especially busy days. The parking lots used for over -flow <br />operations include the Citibank garage and the Wells Fargo parking lot, located across Main <br />Street from the Center, which combined contain over 600 parking spaces that may be used <br />by the Center on weekdays, weekends or special event days. <br />PROJECT DESCRIPTION <br />The Center is planning the expansion of its facility on the northwest portion of the site that is <br />currently utilized as a parking lot to include more exhibit, administrative office, dining and <br />theater space (the Project). The new building contains 45,853 sf of gross building area.
