Conditions for Approval for Site Plan Review No. 2012 -06 <br />Should the Planning Commission approve Site Plan Review No. 2012 -06, the approval is <br />subject to compliance, to the reasonable satisfaction of the Planning Manager, with all <br />applicable sections of the Santa Ana Municipal Code, the California Administrative Code, <br />the California Building Standards Code and all other applicable regulations. <br />The applicant must comply in full with each and every condition listed below rip or to <br />exercising the rights conferred by this Site Plan Review. <br />The applicant must remain in compliance with all conditions listed below throughout the life <br />of the Site Plan Review. Failure to comply with each and every condition may result in the <br />revocation of the site plan review. <br />A. Planning Division <br />All proposed improvements must conform to the Site Plan Review approval <br />of DP No. 2012 -15 and staff report exhibits. <br />2. The project shall remain in compliance with Environmental Impact Report <br />No. 96 -01 and Addendum, including Mitigation Monitoring Plan. <br />3. The DSC shall maintain a Parking Management Plan (PMP) throughout <br />construction of Phase II of the project. The PMP shall be reviewed and <br />approved annually by the Planning and Building Agency and include an <br />assessment of the peak parking periods. <br />4. The DSC shall maintain signed agreements for use of the required number <br />of off -site parking spaces, as calculated by the PMP and confirmed by the <br />Planning and Building Agency, during Phase IIA of construction and prior to <br />the issuance of Certificate of Occupancy for Phase 1113 of the project. <br />5. Phase IIB will require Site Plan Review and approval by the Planning <br />Commission at which time the Parking Analysis and PMP will be submitted <br />for review and revision, as necessary. <br />6. The DSC plan should remain in compliance with the Scope and Phases of <br />the Development plan as per all applicable agreements, including the <br />revised Implementation Agreement, between the DSC and the Successor <br />Agency to the City's Redevelopment Agency. <br />7. Landscaping shall be maintained per the approved landscape plan. After <br />project occupancy, landscaping is to be maintained to include the required <br />plant materials installed at the time of occupancy and per the approved plan. <br />Exhibit "A" <br />75A -84 <br />
