Minor exceptions from Santa Ana <br />Municipal Cade {SAMC) Sections 41-194(a) and 41-194(k) are requested to allow the second <br />dwelling unit to be constructed within an area of the City that has been determined to be deficient in <br />public open space as well as to allow the second dwelling unit to exceed the allowable height by <br />locating it above a detached garage. <br />Proiect Loca#ion and Site Description <br />The site is located within the Flower Park neighborhood. The property is located on the north side <br />of Santa Ana Boulevard between Baker and Bristol Streets {Exhibit 1). The existing 6,250 square <br />foot lot is currently vacant. The property is surrounded by single-family residential homes to the <br />east, west and south and commerciallindustrial to the north {Exhibit 2). <br />Project Description <br />The applicant is proposing to construct a 1,537 square foot, four-bedroom, two-bathroom single- <br />#amily home and a 456 square foot second dwelling unit above a 504 square foot detached two-car <br />garage on a currently vacant property. The second dwelling unit will be accessed from an internal <br />stairway located within the garage. <br />
