Staff Recommendation <br />CONTINUED TO <br />Planning Manage <br />Adopt a resolution approving Conditional Use Permit No. 2012-27 as conditioned. <br />DISCUSSION <br />Request of the Applicant <br />Blu Croix Ltd., representing Time Warner Cable, is requesting approval of a conditional use permit <br />to allow a new hub facility to be built for Time Warner Cable at 1115 East Second Street. <br />Specifically, the applicant is requesting approval per Section 41-2007 of the Santa Ana Municipal <br />Code (SAMC), which requires a conditional use permit for a public utility structure in the Transit <br />Zoning Code (SD-84) zoning district. <br />Proiect Location and Site Description <br />The subject property is a 0.95 acre, irregularly shaped parcel of land bordered by three streets: <br />East Second Street, East Third Street and Santa Fe Street. The lot is currently occupied by a <br />1,045 square foot, 12 foot high cable equipment facility situated at the southeast corner of the site. <br />The remainder of the site is paved with asphalt and is used for parking. A nine foot high wrought <br />iron fence completely encloses the project site. <br />Approximately 40 parking spaces are currently located on the site. The site is surrounded by <br />industrial and residential uses to the north and south, residential structures to the east, and the HD <br />Supply Warehouse to the west (Exhibits 1 and 2). <br />Prolect Description <br />The applicant is proposing to construct a new 7,400 square foot public utility structure on its <br />existing hub site. The proposed building will be located on the southwest corner of the site and will <br />include 5,700 square feet of space for cable equipment/hub facility uses that are intended to <br />EXHIBIT A <br />31A-3
