6. Anticipated cash flows as shown by pro forma. (10 percent) <br />Bonus Points: The City's desire is for the developer to have an office located in Orange <br />County, California. Additionally, the City wishes to have a project located in one of the three <br />target areas identified in this RFP, and to have a project which incorporates two and three <br />bedroom units suitable for larger families. For new construction projects, the City desires to <br />have a developer with demonstrated ability to engage the community in the planning and <br />development process. <br />XVIL PUBLIC RECORDS <br />Proposals will become public record after award of agreement.
