STRUCTURAL PROBLEMS OF THE PROPERTY <br />Like many houses with fl ~t roof of the period, including properties designed by <br />famous architect Franklin L ~Tright, these houses are notorious for ceiling leakage <br />and water damages. <br />The house underwent nlaily changes because of the chronic prohlein with Ieakiilg <br />roof <br />1. iVluch prior to 19$x, the 2"`~ ftoor solarium which was outdoor initially, was <br />covered and enclosed to prey-ent leakii~~ to the li :ling, room on first floor. <br />2..Subsequent addition oftwo bedrooms and a bath and enclos~~re of both <br />balconies on the East side of the property. ~iVater leakage from balconies to the <br />11VfTtg T'OOm had caused collapse of '/4 of living room ceiling. <br />3. The kitchen and garage ceilings have been required major repairs trice and <br />cun•ently another round~of repair is anticipated, after testing durability of the <br />recent repair of two decks. <br />4. ivluliiple minor ieal~s ongoing around die chinn~ey aild the skylight, <br />It is evident that the roof represents seriorts defects which endanger the total <br />structures underneath and lead to health problems of perpet~lal humidity, molds, <br />dEist,.cold within the house. <br />In 20D3, the propel ~y S,n~as liUted as Historical despite our opposition -~:,7P f°lt a <br />protectiva roof was needed- Since then, we have GvorlLed with rooY~ng contractors <br />costing average of ~25,t100-$3l},000 per repair. Despite wa~•ranty of 5 yea~•s, every <br />2-3 years pateh~ng is required. 1'Lir~itLE~c, wallpaper, euEiains, cabinets, a. ~ wo~•ks <br />and books have been seriously damaged., some of them irreplaceable.
