Staff Recommendation <br />CONTINUED TO <br />Prepared by Sergio Klotz <br />Executive Dire or <br />Planning Man ger <br />RECOMMENDED ACTION <br />Adopt a resolution approving Tentative Tract Map No. 2013-01 (County Map No. 17498) as <br />conditioned. <br />DISCUSSION <br />Request of the Applicant <br />Bill McReynolds of City Ventures, Inc. is requesting approval of a subdivision map to facilitate the <br />development of a 10-unit residential project located at 806 East Santa Ana Boulevard. Tentative <br />Tract Map No. 2013-01 (County Map No. 17498) is a subdivision of property for condominium <br />purposes, thus allowing the sale of residential units. <br />Property Description <br />The project site is located at the southeast corner of Santa Ana Boulevard and Garfield Street. The <br />site is a generally standard in shape, flat parcel with an area of approximately 0.66 acres or 28,749 <br />square feet. The site is vacant, but was previously developed with residences and various <br />accessory structures that were demolished in 2006. The site is located within the Transit Zoning <br />Code area (SD-84) with a sub-zone of Urban Neighborhood 2 and has a General Plan Land Use <br />designation of Urban Neighborhood (UN) that allows residential development. The project site is <br />surrounded by residential uses to the north, south and west. To the east is a residence and across <br />a public alley are industrial uses (Exhibits 1 and 2). <br />Project Description <br />City Ventures is proposing to construct 10 two-story residential units. Eight of the units will be <br />contained within two four-unit buildings with a two-unit building towards the rear of the site. The <br />project has been designed in compliance with the Transit Zoning Code and Citywide Design <br />Guidelines, all of the units, with the exception of the two-unit building, will be oriented towards the <br />streets, with the two-unit building having direct pedestrian access to the street through a <br />landscaped walkway.
