Conditions for Conditional Use Permit No. 2013-09 <br />Conditional Use Permit No. 2013-09 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with all applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the California Building Standards <br />Code and all other applicable regulations. <br />The applicant must comply in full with each and every condition listed below rim or to <br />exercising the rights conferred by this conditional use permit. <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the conditional use permit. Failure to comply with each and every condition may <br />result in the revocation of the conditional use permit. <br />A, Plannin Division <br />1. All proposed site improvements must conform to the Site Plan Review <br />approval of DP No. 2012-38. <br />2. Any amendment to this conditional use permit must be submitted to the <br />Planning Division and Police Department for review. At that time, staff will <br />determine if administrative relief is available or the conditional use permit <br />must be amended. <br />3. Prior to the issuance of a certificate of occupancy, an 18-inch-tall seat wall <br />with decorative cap that complements the proposed exterior materials and <br />design must be installed to separate the proposed outdoor seating area <br />from the landscape strip adjacent to the proposed relocated driveway. This <br />seat wall is to begin at a paint approximately 95 feet north of the southern <br />edge of the proposed walkway along the west side of the building and <br />follow the length of the curve of the proposed outdoor seating area until its <br />ending at the first parking space, <br />4. All roof-mounted equipment must be screened from public view in a manner <br />that is architecturally compatible with the existing building. <br />5. All requirements set forth in Section 41-999 of the Santa Ana Municipal <br />Code shall be incorporated herein. <br />6. A full time attendant shat{ be required during all hours of operation of the <br />facility. <br />7. The Voluntary Lot Merger shall be approved prior to issuance of the building <br />permit. <br />8.
