• proposed structures will result in a total lot coverage of 21 percent, well <br />below the 50 percent allowed in the SD-19 zoning district. The repair and <br />rehabilitation of the residence is also consistent with Historic French Park <br />Design Guidelines, as well the federal Secretary of the Interior's <br />Standards for Rehabilitations to exterior modifications for historic <br />structures. <br />G. The staff report dated September 9, 2009, together with all testimony public <br />and official presented in relation to this matter, is hereby incorporated herein <br />as though fully set forth. <br />H. The Zoning Administrator determines that the following findings have been <br />established: <br />1. The residential structure proposed to be moved or relocated is <br />comparable in value, size, (square footage of livable floor space, <br />excluding porches, breezeways and garages), structural quality, <br />type of construction, design, appearance, and overall physical <br />upkeep and condition, to residences located in the area adjacent to, <br />or in the immediate vicinity of, the lot or parcel on which the <br />residential structure is proposed to be moved or relocated. <br />The size, structural quality, type of construction and <br />• appearance of the relocated structure will be comparable <br />and complimentary to the adjacent and surrounding <br />residences within the historic French Park neighborhood. <br />The exterior of the structure will be rehabilitated and repaired <br />to preserve its historic integrity. Interior and exterior <br />improvements will be made to convert the 1,430 square foot <br />structure back to a single family residential structure. Anew <br />two-car garage is proposed to be constructed to serve the <br />residence and current parking standards, architecturally <br />compatible with the main structure. The location of the <br />residence in the front of the lot with the garage in the rear <br />and served off the alley is consistent with the current <br />development pattern in the neighborhood. <br />2. That moving or relocation of the residential structure will not be <br />detrimental, decrease or diminish the value of real properties <br />located adjacent to, or in the immediate vicinity of, the lot or parcel <br />on which the residential structure is proposed to be moved or <br />relocated. <br />• Relocating the residence will contribute positively to the <br />neighborhood.
