<br />RESOLUTION NO. 2009-09 <br />bk:9/3109 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING RESIDENTIAL <br />RELOCATION PERMIT NO. 2009-01 FOR THE <br />PROPERTY LOCATED AT 826 NORTH LACY STREET <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant is requesting approval of Residential Relocation No. 2009-01 <br />to allow the relocation of a single family residence to a vacant parcel located <br />at 826 North Lacy Street. <br />B. Residential Relocation Permit No. 2009-01 came before the Zoning <br />Administrator of the City of Santa Ana for a duly noticed public hearing on <br />September 9, 2009. <br />• C. The proposed site at 826 North Lacy Street is 7,500 square feet in size <br />and is presently vacant. The land uses surrounding the subject property <br />include a mixture of single family and multiple family residences to the <br />north, south, east and west. <br />D. The proposal is to relocate the 1,693 square foot one-story residence from <br />501-501'/2 East Fifth Street in Santa Ana to a new location near the <br />southwest corner of Lacy Street and Vance Street within the historic French <br />Park Neighborhood. The Whitson-Powelson residence was originally built in <br />1903 in the Queen Anne (Late Victorian) architectural style. <br />E. The Santa Ana Municipal Code Section 41-620 requires all residential <br />structures proposed to be relocated in Santa Ana to obtain a residential <br />relocation permit. To grant such a permit, the Zoning Administrator shall <br />make findings relative to the value, size and quality of the relocated <br />residence and that the residence will not have a negative impact on the <br />immediate neighborhood. <br />F. The project is in compliance with the General Plan land use designation of <br />Low Density Residential (LR-7) with a maximum of seven dwelling units <br />per acre. In addition, the project is consistent with the SD-19 zoning <br />district with regards to permitted uses and development standards. The <br />• required minimum 6,000 square foot lot size, 50 feet of lot frontage, 20- <br />foot front yard, and five-foot side yard setbacks are provided.
