Administrator, and in compliance with all applicable laws. The Operator shall <br />conduct all routine maintenance in accordance with the Parking Facilities <br />Maintenance Schedule (Exhibit A) attached hereto and made a part hereof, all of <br />which shall be a reimbursable operating expense. Operator shall make minor <br />repairs (defined as repairs costing $500.00 or less per incident) promptly and as <br />needed. Repairs in excess of $500.00 which do not create an imminent threat to <br />public safety shall be made after consultation with the Contract Administrator, <br />and as he /she directs. <br />B. The Operator shall be responsible for routine daily maintenance of the <br />Parking Facilities including, but not limited to: <br />Keeping the Parking Facilities, including stairwells, free and clear <br />of rubbish, litter, and animal or human waste. If animal and/or <br />human waste are present, Operator shall clean and sanitize the <br />affected areas as needed. <br />2. Providing janitorial services to the employee restrooms, including <br />servicing clogged plumbing and cleaning floors and fixtures. <br />3. Maintenance of attendant booths, Parking Manager's office and <br />storage areas to assure a clean and neat appearance <br />4. Elevator cleaning including elevator lobby area. <br />5. Checking ceiling - mounted signage for loose connections or <br />damage. <br />6. Checking illuminated signs for damage and necessary bulb <br />replacement, <br />7. Checking parking and revenue control equipment for proper <br />operations. <br />8. Immediate removal of graffiti from buildings and walls. The <br />Contract Administrator shall approve method(s) used to remove <br />graffiti. <br />C. The Operator shall provide containers for trash and garbage as approved <br />by the City and provide for daily removal of trash and garbage from the <br />Parking Facilities. <br />D. The Operator shall be responsible for weekly scheduled machine sweeping <br />in each parking structure and each surface lot, and semi - annual garage <br />steam cleaning. Any areas not accessible to machine sweeping shall be <br />swept by hand prior to the mechanical sweeping process. The first steam <br />14 <br />
