December 5, 2012 <br />ADDENDUM NO. 1 <br />REQUEST FOR PROPOSALS <br />PARKING OPERATIONS AND MANAGEMENT SERVICES <br />DOWNTOWN PARKING FACILITIES <br />Notice is hereby given that the City of Santa Ana, Community Development Agency has made <br />certain modifications, additions, and /or deletions, in the specifications to RFP NO: 12 -060 for <br />PARKING OPERATIONS AND MANAGEMENT SERVICES DOWNTOWN PARKING <br />FACILITIES. This addendum shall become a part of the original Request for Proposal due by <br />4:00 p.m. on Wednesday, December 19, 2012. <br />This addendum is provided in response to questions asked at the pre - proposal meeting conducted <br />on November 19, 2012 and questions received after the meeting date. <br />1. The light fixtures in the parking structure are no longer sold in the United States. Do <br />they need to be included in the proposal? <br />The maintenance of all existing light fixtures needs to be included as part of the proforma per the <br />Request for Proposals, Section XVII.3.a.ii. Although the City is in the process of potentially <br />replacing the light fixtures with energy efficient lighting, for purposes of the proposal all <br />maintenance costs shall be based on the structures current conditions. <br />2. Can we request a copy of the current operating agreement? <br />Attached is a copy of the current operating agreement. <br />3. Is the City open to suggestions for staffing levels? <br />Yes, on page 14 of the Request for Proposal, the City provided current staffing levels but is open <br />to suggestions on improving staffing levels. <br />4. Which structures will be receiving new parking equipment? <br />Currently, the City plans to upgrade access controls at all four parking structure locations. <br />5. Where is the parking office located? <br />Currently, there is a parking office located on the second floor of the Third and Birch Parking <br />Structure. With upcoming parking structure improvements, a new parking office is being <br />proposed at the 5 "' and Main parking structure. <br />6. Is this a union contract? <br />Yes, the City is looking for a parking company of which their employees have union <br />representation. <br />7. What type of items are to be included in the management fee? What is reimbursable? <br />The management fee shall be the fee the City pays the Operator for performing those obligations <br />set forth in the Operating Agreement. <br />Reimbursable expenses would be any expense incurred during the normal day -to -day operations <br />of the facility including, but not limited to, payroll, payroll related expenses, employee benefits, <br />uniforms, general liability and garage keepers liability insurance, supplies such as tickets, forms, <br />utilities, maintenance and security. <br />
