Exhibit "F" <br />Scope of Work <br />SCOPE OF DEVELOPMENT <br />The proposed project will consists of the construction of an affordable, multifamily rental <br />project comprised of 70 units, 3,000 sf community room. The site is located at 803-815 <br />N. Harbor Boulevard. The development will be constructed on approximately 2.26 acres <br />(131,916 s.f) and will have 49 two-bedroom units and 21 three bedroom units. Ten <br />percent of the units (or 7 units) will be rented to, extremely low income families with <br />household incomes at or below 30% of the A 41(Area Median Income), 42 units will be <br />rented to very low income families with household incomes at or below 50% of AMI, and <br />20 units will be rented to families with household incomes at or below 60%. The one <br />remaining unit will be designated as a manager's unit. <br />The building will be a podium design with contemporary architecture. The property will <br />feature gated pedestrian and auto access, tot lot, onsite laundry facilities, community <br />room, leasing office, shaded courtyards, and raised planters. <br />The units shall incorporate design elements and building, practices that will reduce the <br />maintenance and utility costs and also reduce the adverse environmental impacts <br />otherwise associated with residential construction. Such design elements and practices <br />may include, but are not limited to environmentally sensitive landscaping, installation of <br />energy efficient furnaces and water heaters (Energy Star Appliances), and installation of <br />high efficiency toilets. The Project will be fully landscaped including irrigation. <br />Landscape materials 'will be low maintenance and drought resistant. <br />Landscaping <br />All areas of the Site that are not occupied by buildings, driveways, walkways, and <br />parking shall be landscaped and maintained. Landscaping may consist of grass lawns, <br />groundcovers, shrubs, trees, decorative block walls, screenings, and terraces' as <br />reasonably approved by the Planning Department. A permanent water sprinkler system <br />shall be provided in all landscaped areas to insure proper maintenance. <br />Refuse <br />An enclosed refuse area or areas shall be provided at locations in accordance with the <br />requirements of the City of Santa Ana. Refuse areas shall be designed with building <br />materials compatible with those used for the other structures on the site. <br />Utilities <br />Developer shall be responsible for all utility relocation or installations on the premises; <br />and hookups to sewers, drains, water and gas distribution lines, electric, telephone, and <br />telegraph lines; and for hookup to all other public utility lines.
