iii. Publicly Accessible Open Space: The provision of publicly available open <br />space generally complies with the 15% of total lot area requirement in the <br />form of a %-acre park area with a seating and lawn area. The publicly <br />accessible open space is well designed and accessible through the main <br />street facing entry of the Project. <br />iv. Private/Common Open Space: Private open space includes patios, terraces, <br />and rooftop decks. The Project complies with building height to open space- <br />width ratios to ensure adequate sunlight for these areas. With 40,470 square <br />feet of private/common open space being provided, the requirement is <br />exceeded by approximately 2800 square feet. <br />v. Building Setbacks: The Project meets or exceeds the setback range <br />requirement for the front at 20 feet or less, a side setback of 10 feet or less, <br />and a rear setback of 10 feet or less. Setbacks adjacent to public areas are <br />landscaped with lawns, trees, shrubs, or other plant material and/or <br />decorated as a hard surface expansion of the sidewalk. Hardscape can <br />include brick, stone, pavers, textured concrete, and patterned concrete. <br />vi. Parking: The number of parking spaces complies with the 2.0-2.25 spaces <br />per unit requirement of the Santa Ana Municipal Code. Guest parking is <br />provided at a rate of 10% of the total required parking spaces. A total of 559 <br />parking spaces are provided, exceeding the requirement of 508 parking <br />spaces (2 parking spaces per dwelling unit), fully satisfying the parking <br />requirement on the Project site. Driveways have a maximum width of 24 feet <br />and curb cuts are limited to enhance the pedestrian experience. <br />vii. Building Frontages: The Project frontage includes a forecourt with a portion <br />of the fagade close to the frontage line and the center portion set back to <br />allow for vehicle drop-offs and/or required open space areas. <br />c. Is the proposed development plan designed to be compatible with adjacent <br />development in terms of similarity of scale, height, and site configuration and <br />otherwise achieves the objectives of the Design Principles specified in Section 5 of <br />the MEMU Overlay Zone? <br />Yes, through, among others, the following design features: <br />i. Integrated Design: Building and landscape design features provide a unified <br />and integrated theme through the use of a consistent style of contemporary <br />architecture. <br />ii. Architectural Quality: The Project's architectural details and components <br />convey a sense of endurance and quality through the use of high quality <br />materials and finishes. <br />iii. Architectural Variety: The Project uses varied massing and heights and a <br />diverse palette of high quality materials. <br />3
