Staff Recommendation <br />CONTINUED TO <br />Prepared by Ali Pezeshkpour <br />Executive Director <br />Planning Manager <br />RECOMMENDED ACTION <br />Adopt a resolution approving Variance No. 2013-11 as conditioned. <br />Request of the Applicant <br />Eric Nelson, representing Planet Fitness, is requesting approval of a variance from Section 41-1375 <br />of the Santa Ana Municipal Code (SAMC) in order to allow a reduction in required parking for a health <br />club at the Floral Park Promenade retail center located at 2725 North Bristol Street. <br />Project Location and Site Description <br />The subject property is known as the Floral Park Promenade retail center and is located at the <br />northeast corner of North Bristol Street and West Memory Lane. The site is approximately 6.01 acres <br />in size, square in shape and is developed with five primary buildings on three parcels: a 2,900-square <br />foot office building; a 35,387-square foot multi-tenant commercial building; a 26,313-square foot multi- <br />tenant commercial building; a 6,600-square foot multi-tenant commercial building; and a 4,800-square <br />foot multi-tenant commercial building. The total square footage of all buildings on site is 76,000. <br />Planet Fitness will be locating within the 35,387-square foot commercial building and intends to <br />occupy a total of 18,600 square feet. <br />The site is surrounded by multiple-family residential uses to the north, multiple and single-family <br />residential uses to the east, commercial and single-family residential uses to the south across <br />Memory Lane, and commercial and multiple-family residential uses to the west across Bristol Street <br />(Exhibits 1, 2 and 3). <br />EXHIBIT A <br />31 C-3
