REPLACEMENT HOUSING PLAN <br />622 -628 N. Garfield <br />Statement of Purpose and Objective <br />This Replacement Housing Plan is prepared in accordance with California Health and Safety <br />Code Section 33413. The project consists of the demolition of seven units on two parcels. <br />The City of Santa Ana Community Development Agency (Agency) will replace all dwelling <br />units previously occupied by low- and moderate - income households in connection with the <br />demolition of 622 -628 N. Garfield Project. <br />The properties include 622, 622 1/2, 624 units A -C, 626 and 628 N. Garfield. Included in said <br />structures are 5 one- bedroom units, and 2 three - bedroom units. These units are subject to <br />replacement in accordance with the legal requirement of the California Community <br />Redevelopment Law (Health and Safety Code Section 33413 et seq.). <br />Replacement units will initially be made available for occupancy at any time during the period <br />beginning one year before the Agency's submission of the information required under the plan <br />and ending four years after commencement of demolition. <br />All replacement housing will be provided within four years of commencement of demolition. <br />The Agency will make public by publication in the newspaper of general circulation the <br />information listed below. <br />Project Property cription <br />The project property location is delineated in a map (Exhibit A) attached. Each property is listed <br />by address with parcel number and number of bedrooms (Exhibit B). Pursuant to the California <br />Community Redevelopment Law (Health and Safety Code Section 33413 et seq.), all occupied <br />and vacant occupiable units will be replaced in kind. <br />Replacement Housing Units <br />Exhibit C delineates by number of bedrooms the location where the replacement units are <br />located. It is anticipated that two of the units in the Raitt Street Project will be utilized for <br />replacement housing units. The remaining five units will be replaced utilizing units in the <br />Santiago Villas Project that meet the affordability requirements. Any replacement units not <br />accommodated in the Raitt Street Project and Santiago Villas Project will be developed on infill <br />sites or will acquired or otherwise caused by regulation or agreement the purchase of long -term <br />Exhibit 2 <br />Page 1 12 <br />
