ORDINANCE NO. NS -XXXX <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA AMENDING SPECIFIC DEVELOPMENT NO. 59 <br />(SD -59) TO ALLOW THE CONSTRUCTION OF A MULTI- <br />FAMILY RESIDENTIAL PROJECT WITH 182 UNITS AT 301 <br />EAST JEANETTE WAY (ZOA NO. 2013 -03) <br />THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br />Section 1. The City Council of the City of Santa Ana does hereby find, determine <br />and declare as follows: <br />A. The proposed Zoning Ordinance Amendment No. 2013 -03 is to amend the <br />existing zoning in Specific Development No. 59 (SD -59) to allow a multi- <br />family use, increase the maximum number of permitted residential units on <br />the development site, establish a multi - family parking ratio, allow for the use <br />of tandem parking stalls, increase the building height and adjust the open <br />space location requirement. <br />B. On October 14, 2013, the Planning Commission held a duly noticed public <br />hearing and voted to recommend that the City Council adopt Zoning <br />Ordinance Amendment No. 2013 -03 to amend Specific Development No. 59 <br />(SD -59) to allow a multi - family use, increase the maximum number of <br />permitted residential units on the development site, establish a multi - family <br />parking ratio, allow for the use of tandem parking stalls, increase the building <br />height and adjust the open space location requirement. <br />C. Zoning Ordinance Amendment No. 2013 -03 came before the City Council of <br />the City of Santa Ana for a duly noticed public hearing on November 4, <br />2013, to consider all testimony, written and oral. <br />D. The City Council adopts as findings all facts presented in the Request for <br />Council Action dated November 4, 2013, accompanying this matter. For <br />these reasons, and each of them, Zoning Ordinance Amendment No. 2013- <br />03 is hereby found and determined to be consistent with the General Plan of <br />the City of Santa Ana and otherwise justified by the public necessity, <br />convenience, and general welfare. <br />Section 2. Specific Development No. 59 (SD -59) is hereby amended as <br />follows: <br />A. Multi- family Use and Increase in Maximum Number of Residential Units. <br />SD -59 currently allows a maximum of one single family residence per acre <br />11 D -3 <br />
