<br />Excepting therefrom all oil, gas and mineral rights, but without the right of entry on the surface
<br />or within 500 feet thereof, as reserved by C.1. Segerstrom & Sons, a California general
<br />partnership, iii that deed recorded September 30, 1980 in Book 13766, page 610 of Official
<br />Records.
<br />Also excepting therefrom that portion included within Tract No. 11420, in the City of Santa Ana,
