Iss - 11/26/13 <br />RESOLUTION NO. 2013 -31 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF SANTA ANA APPROVING SITE PLAN REVIEW NO. <br />2013 -07 TO ALLOW AN EXTERIOR REMODEL AND <br />EXPANSION FOR COMMONWEALTH VW LOCATED WITHIN <br />THE SANTA ANA AUTO MALL AT 1450 SOUTH AUTO MALL <br />DRIVE <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA <br />ANA AS FOLLOWS: <br />Section 1. The Planning Commission does hereby find, determine and declare <br />as follows: <br />A. The Applicant is requesting approval to allow an exterior remodel and a <br />4,170- square foot expansion of the showroom and office areas of the <br />Commonwealth VW dealership located at 1450 South Auto Mall Drive, <br />which is within the Specific Development No. 60 (SD -60) zoning district. <br />Specifically, the applicant is requesting approval to expand its showroom <br />and office areas to the north and west and to modernize the exterior design <br />and color schemes. <br />B. Section 41- 593.5(c) of the Santa Ana Municipal Code requires a review by <br />the Planning Commission of all plans within a specific development plan <br />area to ensure the project is in conformity with the Specific Plan. <br />C. Site Plan Review No. 2013 -07 came before the Planning Commission of the <br />City of Santa Ana on December 9, 2013. <br />D. The project is in compliance with all applicable development standards <br />outlined within the Specific Development Plan (SD -60). <br />E. This project was reviewed in accordance with the Guidelines for the <br />California Environmental Quality Act. The recommendation is exempt from <br />further review pursuant to Section 15301. This Class 1 exemption applies to <br />projects that propose expansions of existing facilities of up to 10,000 square <br />feet if the project location is already served by public services and facilities <br />and if the location is not in an area that is environmentally sensitive. <br />Categorical Exemption Environmental Review No. 2013 -95 will be filed for <br />this project. <br />Section 2. The Planning Commission of the City of Santa Ana hereby <br />approves Site Plan Review No. 2013 -07 as conditioned in Exhibit "A" attached hereto and <br />incorporated herein. This decision is based upon the evidence submitted at the above <br />said hearing, which includes, but is not limited to: the Request for Planning Commission <br />Resolution No. 2013 -31 <br />Page 1 of 3 <br />
