TENTATIVE TRACT MAP NO. 2013 -06 AND STREET NAME 2013 -01 <br />Filed by Kim Prijatel of City Ventures, Inc. is requesting approval of a subdivision <br />map to facilitate the development of 17 single family residences along 1030 <br />South Euclid Street located in the Single Family Residential (R1) zoning district. <br />In addition to the requested subdivision, street naming is necessary for the <br />extension of Maxine Street and the creation of the cul -de -sac, Crystal Lane. <br />PUBLISHED IN THE ORANGE COUNTY REPORTER: November 15, 2013 <br />PUBLICLY NOTICED: November 15, 2013 <br />RECOMMENDATION: <br />1. Adopt a resolution approving Tentative Tract Map No. 2013 -06 (County Map <br />No. 17627) as conditioned. <br />2. Adopt a resolution approving Street Name No. 2013 -01. <br />Principal Planner Sergio Klotz presented the staff report and recommendations. <br />Commission discussion ensued regarding the size and height of the proposed <br />residential units, correction that the map should note that the property is in the <br />Garden Grove Unified School District, clarification of notification for the West <br />Grove Neighborhood Association, landscaped parkways, the type of solar panel <br />system that will be installed, and confirmation that the project qualifies for a Class <br />32 exemption under CEQA. <br />The public hearing was opened. <br />Resident Raymond G. Yenulonis voiced concern that the project's residents <br />would take up existing on- street parking spaces; requested stop signs at West <br />Ballast to West Wisteria Place; and stated that the new two -story houses would <br />create privacy concerns for adjacent neighbors. <br />Applicant Kim Prijatel, VP of Development for City Ventures, stated that the new <br />homes would include an attached three -car garage with the ability to park at least <br />two cars in the driveway.
