Statement of Understanding and Work Plan <br />Statement of Understanding <br />We have reviewed the RFP and understand that the City of Santa Ana is seeking to establish a <br />team of consultants for various specialty areas related to right -of -way projects. We would like to be <br />considered for Specialty Area: (At) Real Property Appraisal Services. We are confident that our ability to <br />deliver complete and accurate appraisals, with individual assignment details being given on an as- <br />needed basis. As outlined in the Scope of Work for Specialty area (A1), we will be able to perform the <br />following tasks: <br />• Real Estate Appraisals for fill and partial takes <br />• Prepare Appraisal Summary Statements <br />• Evaluate Agency's Landscape Setback requirements <br />• Prepare detailed appraisals or consultations for condemnation appraisals <br />• Coordinate with Fixtures and Equipment Appraisers <br />• Coordination with Business Goodwill Appraisers <br />• Communicate with property owners <br />• Prepare all necessary correspondence, letters and reports <br />• Provide effective communication with all parties involved in transaction <br />• Comply with federal, state and local regulations <br />• Create files and maintain all records <br />• Provide condemnation consultations <br />• Attend meetings /public hearings and conduct presentations <br />• Provide expert witness testimony <br />• Coordinate and review of Phase I and Phase 11 Environmental Studies <br />• Obtain appraisals for each acquisition prepared in accordance with State of California Laws and <br />the Uniform Standards of Professional Appraisal Practice (USPAP) <br />• Review appraisal report and prepare an Appraisal Summary Statement <br />• Coordinate, direct and obtain review appraisals in accordance with the Uniform Relocation <br />Assistance and Real Property Acquisition Policies Act (Uniform Act) and Caltrans guidelines <br />• Seek any corrections or revisions deemed appropriate <br />25F -27 Pagel <br />
