ZONING ADMINISTRATOR HEARING <br />MINUTES <br />MAY 1, 2013 <br />CONDITIONAL USE PERMIT NO. 2013 -05 <br />11:03 a.m. <br />Mr. Sergio Klotz, Zoning Administrator, called to order the public hearing in the City Hall Ross <br />Annex Conference Room 2001. <br />Also in attendance were: Ralph Deppisch and Jason Novotny, Applicant; Melanie McCann, <br />Associate Planner; Mike McCoy, Police Department; Ryan Hodge, City Attorney; and Jocelyn <br />Magalona, Recording Secretary. <br />There were no written communications. <br />Ms. McCann presented the staff report and recommendation for approval. <br />The Police Department retracted Condition Nos. 12 and 28 regarding the security guard and <br />closed circuit television system and replaced it with a new condition that a written security <br />policy and procedures manual approved by the Police Department be maintained. <br />The Police Department noted Condition No. 20 that the lighting and parking standards be up to <br />code prior to the issuance of a letter of approval to the Alcoholic Beverage Control Board. A <br />sentence was added to state that corrections be made prior to the letter issuance. <br />Mr. Deppisch underscored 7- Eleven's training program, the small percentage of alcohol sales <br />to its overall business along with its expansion of providing fresh /healthy foods /lifestyle, and <br />requested that Condition No. 19 be modified to allow the sale of alcohol from 7:00 a.m. to <br />11:00 p.m. to 7:00 a.m. to 12:00 midnight. The Police Department had no objection with the <br />request. <br />Discussion was held regarding the site improvement, signage clean -up and landscaping. The <br />Zoning Administrator noted missing shrubs and requested it be added with the landscape <br />improvement. A condition was added that additional landscaping improvements be provided <br />prior to the issuance of a certificate of occupancy. <br />The Zoning Administrator noted there are no sensitive land uses in proximity to the project and <br />adopted a resolution approving Conditional Use Permit No. 2013 -05 with amended conditions. <br />The hearing adjourned at 11:29 a.m <br />Jocelyn Magalona <br />Recording Secretary <br />mriza�nlinutest201315-L13 CUP 13 -05 7- Eleven ABC. min <br />
