ZONING ADMINISTRATOR HEARING <br />MINUTES <br />JULY 10, 2013 <br />CONDITIONAL USE PERMIT NO. 2013 -18 <br />10:41 a.m. <br />Mr. Sergio Klotz, Zoning Administrator, called to order the public hearing in the City Hall Ross <br />Annex Conference Room 2001. <br />Also in attendance were: Tu Thanh Chu and Van Bui, Applicants; Kenneth Nguyen, <br />Vietnamese Community Ambassador; Ali Pezeshkpour, Assistant Planner; Mike McCoy, Police <br />Department; Ryan Hodge, City Attorney; and Jocelyn Magalona, Recording Secretary. <br />Mr. Kenneth Nguyen, an ambassador to the Vietnamese community, was available for <br />translation if needed. <br />A list of neighborhood signatures was received in opposition to the project. <br />Mr. Pezeshkpour provided an update, and stated he received a phone call from a person <br />named Kevin who lives in the community and stated his opposition to the project. <br />The Police Department requested a condition be added to prohibit the consumption of <br />alcoholic beverages off the premises. <br />Discussion was held regarding the removal of landscaping in setback and parking areas from <br />the original building permits issued in 1978. It was confirmed that three parking spaces were <br />installed in areas originally approved as landscaping. Options and clarifications were <br />discussed that resulted with an added condition requiring the property be brought back into <br />compliance with the original approved site plan from 1978 prior to the issuance of a letter of <br />approval to the Alcoholic Beverage Control Board. <br />The applicant stated his agreement to all of the conditions. <br />The Zoning Administrator adopted a resolution approving Conditional Use Permit No. 2013 -18 <br />with added conditions. <br />The hearing adjourned at 11:12 a.m. <br />Jocelyn Mag na <br />Recording Secretary <br />mrVaWnules12013V -10-13 CUP 13-18 Quan de Thu! 54 ABC.min <br />
