ZONING ADMINISTRATOR HEARING <br />• MINUTES <br />APRIL 27, 2011 <br />MINOR EXCEPTION NO. 2011 -01 <br />11:00 a.m. <br />Mr. Sergio Klotz, Zoning Administrator, called to order the public hearing in the City Hall <br />Ross Annex Conference Room 2001. <br />Also in attendance were: Steven Phillips, Applicant; Keith Rowell, Carmen Castro and <br />Romualdo Castro, Neighborhood Residents; Vince Fregoso, Principal Planner; Yolanda <br />Pena and Mike McCoy, Police Department; Ryan Hodge, City Attorney; and Jocelyn <br />Magalona, Recording Secretary. <br />Vince Fregoso presented the staff report and recommendation for approval with <br />conditions. <br />Four emails were received regarding the project: From Katherine Housley and Steve <br />Mendoza with general inquiries about the project; and Molly Doughty and Ruby Rowell <br />in opposition to the project. <br />• Discussion was held regarding the potential number of occupants in the second <br />dwelling, the possible illegal use of the garage and the City's ability to inspect converted <br />garages. <br />'fhe Zoning Administrator added two conditions requiring enhanced fire protection along <br />the south property line and prohibited any new building that would reduce the rear yard <br />open space. <br />'fhe Zoning Administrator adopted a resolution approving Minor Exception No. 2011 -01 <br />with added conditions. <br />The hearing adjourned at 11:32 a.m. <br />Jocelyn Magalona <br />Recording Secretary <br />mr\zoning administration \minutes\2011 \4 -27 -11 ME11 -01 2105 N Towner, min <br />is <br />
