A detailed <br />review of the proposed project plans will be conducted by the City of Santa Ana as part of the <br />application review process to ensure that adequate emergency access is provided onsite. Project <br />design will meet current City regulations for emergency access and provision of emergency services. <br />No impact will occur. <br />Level of Significance Before Mitigation <br />No impact. <br />Mitigation Measures <br />No mitigation measures required. <br />Level of Significance After Mitigation <br />No impact. <br />Parking Capacity <br />Impact 4.6 -12 The project would not result in inadequate parking capacity. <br />[CEQA Transportation and Traffic Threshold 15(f)] <br />Impact Analysis <br />The existing facilities at Town and Country Manor include residential care, assisted living, and <br />skilled nursing facilities. Based on the City's parking requirements, these facilities combined would <br />require a total of 210 parking spaces. The campus currently provides 172 parking spaces, including <br />11 handicapped spaces. The proposed project will make modifications to existing campus parking <br />areas to produce 79 less parking spaces near the main entrance, 71 more parking spaces in the north <br />parking lot, and construct a new 31 -stall parking lot for guests.
