Conditions of Approval for Site Plan Review No. 2014 -01 <br />Should the Planning Commission approve Site Plan Review No. 2014 -01, the approval is <br />subject to compliance, to the reasonable satisfaction of the Planning Manager, with all <br />applicable sections of the Santa Ana Municipal Code, the California Administrative Code, <br />the California Building Standards Code and all other applicable regulations. <br />The applicant must comply in full with each and every condition listed below rip or to <br />exercising the rights conferred by this Site Plan Review. <br />The applicant must remain in compliance with all conditions listed below throughout the life <br />of the Site Plan Review. Failure to comply with each and every condition may result in the <br />revocation of the site plan review. <br />A. Planning Division <br />1. All proposed improvements must conform to the Site Plan Review approval <br />of DP No. 2013 -40 and staff report exhibits. <br />2. The project shall remain in compliance with Environmental Impact Report <br />No. 06 -02, including Mitigation Monitoring Plan. <br />3. Landscaping shall be maintained per the approved landscape plan. After <br />project occupancy, landscaping is to be maintained to include the required <br />plant materials installed at the time of occupancy and per the approved plan. <br />4. A Parking Management Plan documenting how the tandem parking stalls <br />will function must be submitted prior to submittal into building plan check. <br />5. All signs for the proposed project shall comply Section 41 -2050 of the <br />Transit Zoning Code and be submitted the case planner for review and <br />approval. <br />6. Covenants, Conditions and Restrictions (CC &Rs) shall be provided for the <br />project. At a minimum, the CC &Rs shall include provisions pertaining to <br />owner occupancy, restrictions on home -based businesses, the prohibition of <br />storage on balconies, and a restriction on truck delivery hours to non -peak <br />periods shall be submitted prior to building plan check. <br />7. Prior to submittal into building plan check, provide a detailed mock -up with <br />proposed window type, inset and trim surround. The mock -up should <br />include the proposed 20/30 stucco finish, brick veneer and siding to be used. <br />m�s_J <br />Resolution No. 2014 -15 <br />Page 5 of 6 <br />75A -30 <br />
