Section305. Concept Plans <br />All work to be performed on the Property shall be in accordance with the Concept Plans and <br />related documents approved by the Program Manager at the time of its approval of this Agreement, <br />except for such changes which may be mutually agreed upon in writing between Delhi and the City. <br />Any such changes may be approved by Program Manager provided they are within the limitations <br />established in Attachment "E. "A reduced copy of the Concept Plans, approved by the Program <br />Manager, the City, and Delhi at the time of approval of this Agreement, are contained in <br />Attachment "E ". <br />Section 306. Construction Drawings and Related Documents <br />A. The Program Manager shall prepare or cause to prepare and submit construction drawings <br />and related documents for the Property to the City and Delhi for review (including, but not <br />limited to, architectural review) and written approval. Final drawings, plans and <br />specifications are hereby defined as those in sufficient detail to obtain a building permit. <br />The Community Center shall be constructed pursuant to the specifications in Attachment <br />"E ", as approved in this document by the City and Delhi. <br />B. During the preparation of all drawings and plans, the Program Manager and Delhi shall hold <br />regular progress meetings to coordinate the preparation of, submission to, and review of <br />construction plans and related documents by the City. The Program Manager and Delhi <br />shall communicate and consult informally as frequently as is necessary to insure that the <br />formal submittal of any documents to the City can receive prompt and speedy consideration. <br />Section 307. Program Manager Approval of Plans, Drawings and Related Documents <br />Delhi shall have the right of reasonable review (including, but not limited to, architectural <br />review) of all plans, drawings and related documents for the development, including any proposed <br />changes therein. The Program Manager shall approve or disapprove such plans, drawings, and <br />related documents referred to in this Agreement (and any proposed changes therein) within the <br />limitations of Scope of Development and times established in the GMP Schedule. <br />Section 308. Cost of Construction <br />Delhi and the City agree that the Community Center shall be developed in accordance with, <br />and within the limitations, specified in Attachment "E ", and agree that the cost of construction shall <br />not exceed $5,185,000. <br />
