Exhibit C <br />Windows- New dual pane windows with Low -E glass to be installed <br />o 36 total <br />Window coverings- new window blinds to be installed. <br />o 26 total (blinds shall not be installed in bathroom locations.) <br />Final clean up- Final clean up of the units after construction is complete. <br />Field Labor- General labor for the construction phase. <br />EXTERIOR WORK <br />Exterior demo- demolition work will include stucco, doors, windows, and decks <br />Concrete- Misc concrete walkways and paths to be replaced as needed. <br />Decks- Existing decking system to be repaired. <br />Wrought Iron- New wrought access gates and fencing. <br />Stucco- Stucco repairs to be done as needed. <br />Electrical- New site lighting throughout property. Photo cells will be installed to regulate the use <br />of exterior fixtures. <br />Landscaping- New irrigation and plants as needed. <br />Landscape demo - removal of existing plant material as needed <br />- Roofing- New composition shingle roof. <br />Gutters and downspouts- New rain gutter system will be installed on all buildings. <br />- Painting- Exterior painting to occur throughout property. This will include fascia, stair railing, <br />gates, wrought iron, exterior doors, stucco, and all metal trim. <br />- Fire extinguishers -New fire extinguishers will be installed. <br />- Mailboxes- New mailboxes will be installed. <br />
