201 w third street <br />201 west third street <br />201 w 3rd street <br />201 w 3rd st <br />3rd and broadway <br />third and broadway <br />3rd & broadway <br />third & broadway <br /> <br />REQUEST FOR <br />COUNCIL ACTION <br />CITY COUNCIL MEETING DATE: <br />SEPTEMBER 16, 2014 <br />TITLE: <br />REQUEST FOR QUALIFICATIONS FOR <br />THE THIRD AND BROADWAY <br />DEVELOPMENT PROJECT <br /> ' <br />CITY MANAGE <br />RECOMMENDED ACTION <br />CLERK OF COUNCIL USE ONLY: <br />,...• b <br />❑ As Recommended <br />❑ As Amended <br />❑ Ordinance on 15' Reading <br />❑ Ordinance on 2nd Reading <br />❑ Implementing Resolution <br />❑ Set Public Hearing For <br />CONTINUED TO <br />FILE NUMBER <br />Authorize the Planning and Building Agency to release a Request for Qualifications for the Third and <br />Broadway Development Project. <br />DISCUSSION <br />Staff is requesting authorization to release a Request for Qualifications (Exhibit 1) to experienced <br />commercial and residential development firms regarding the opportunity to partner with the City to <br />develop the property which currently contains the City -owned parking structure located at 201 West <br />Third Street, The 1.43 acre site is located at the corner of 3rd Street and Broadway and represents <br />the largest developable parcel in the downtown with the greatest opportunity for development. Staff <br />has received and incorporated feedback and recommendations on the content and form of the RFQ <br />from a number of sources including the Development and Transportation Committee, ULI Technical <br />Assistance Panel, Dr. Richard Willson from Cal Poly Pomona, Kosmont Companies and the Planning <br />Division's urban design consultant. <br />STRATEGIC PLAN ALIGNMENT <br />Approval of this item supports the City's efforts to meet Goal #3 Economic Development, Objective <br />#5 (Leverage private investment that results in tax base expansion and job creation citywide), <br />Strategy A (Identify and market underutilized properties (city and non -city owned) for new <br />development that will create new jobs and expand the City's tax base (e.g. YMCA, 3`d and Broadway <br />parking structure, Saddleback Inn site). <br />FISCAL IMPACT <br />There is no fiscal impact associated with this action. <br />Kalu PPS' <br />Kareen n Haluza <br />Interim Executive Directo <br />Planning and Building Agency <br />MF: rb MF /ReportsRFCA's — 30 and Broadway RFQ Release RFCA <br />Exhibit: 1.
