Mr. Gregg Berwin <br />June 9, 2014 <br />Page 9 <br />Analysis <br />The 4,940 -space future parking supply at MPM would be able to meet the projected 4,852 -space <br />peak parking demand, during December weekend afternoons. Figures 3A and 3B show that the <br />overall peak parking demand is only reached on weekends in December, with approximately 88 <br />spaces remaining and available for use. <br />Similarly, the parking supply can also adequately meet the weekday and weekend demands <br />projected throughout the year; during the non - holiday period (January through November), a <br />minimum of 1,095 spaces are available for use at any given time on a weekday or weekend. As <br />illustrated in Figure 3C, the overall peak parking demand ( >90 %) is projected to occur over a six - <br />hour period (1:00 PM through 6:00 PM) on a December weekend. <br />The December weekend parking surplus identified above (88 spaces) implies that additional <br />parking capacity is available at MPM. This parking surplus could support the additional conversion <br />of approximately 29,000 sf of retail spaces into restaurant space. Both the existing and proposed land use plans <br />were analyzed using conservative assumptions to project the peak parking demand and the ability <br />of the parking supply to meet this demand. <br />31 C -26 <br />
