Harbor Boulevard Mixed Use Transit Corridor Plan <br />Findings and Facts in Support of Findings and Statement of Overriding Considerations <br />recreation purposes, such as sport -court enclosures, multipurpose buildings, and <br />trails. Additional open space will be required as new development occurs or close to <br />the Specific Plan area. <br />Harbor Corridor Plan Buildout <br />Buildout of the Harbor Corridor Plan could generate an additional 3,884 additional <br />dwelling units, 15,327 residents, 13,721 square feet of commercial space, and <br />approximately 173 employees in the plan area. The development standards detail the allowable <br />building type and form for each district, including lot size, maximum building height, <br />maximum stories, frontage type, building placement (setback requirements), and parking <br />standards. In addition, there are open space, public right -of -way, and landscaping <br />standards. <br />The Harbor Corridor Plan also includes design guidelines. The design guidelines are <br />intended to promote quality design, consistent with the overall vision, while providing a <br />level of flexibility to encourage creative design. The guidelines direct the physical design <br />of building sites, architecture, and landscape elements within the specific plan boundary. <br />This comprehensive approach represents a more understandable and predictable way to <br />shape the physical future by emphasizing building form and landscape design that <br />reinforce urban and transit - oriented development patterns. <br />July 2014 <br />
