The construction contractor shall also <br />use precoated /natural colored building materials, where feasible. <br />Use of low -VOC paints and spray method shall be included as a <br />note on architectural building plans and verified by the Building <br />Safety Division during construction. <br />(2) Potential Impact: Long -term criteria air pollutant emissions associated with the <br />Harbor Boulevard Mixed Use Transit Corridor Plan would exceed the South Coast <br />Air Quality Management District's VOC, CO, PM10, and PM2.5 regional significance <br />thresholds and significantly contribute to the particulate matter (PM10 and PM2.5), <br />ozone (03), and nitrogen dioxide (NO2) nonattainment designations of the SoCAB. <br />Finding: 3. The City makes Finding 3 and determines that this impact is significant <br />and unavoidable. <br />Facts in Support of Finding <br />Incorporation of Mitigation Measures 2 -4 through 2 -9 would reduce operation - related <br />criteria air pollutants generated from stationary and mobile sources. Mitigation <br />Measures 2 -5 through 2 -9 would encourage and accommodate use of alternative - <br />fueled vehicles and non - motorized transportation. However, despite adherence to <br />Mitigation Measures 2 -4 through 2 -9, this impact would remain significant and <br />unavoidable. <br />Mitigation Measures <br />MM 2 -4 Applicants of residential developments which are designed to <br />include shared community barbeques shall only install electric <br />powered barbeque units. These units shall be specified on site <br />and building plans and shall be verified by the Building Safety <br />Division prior to issuance of a Certificate of Occupancy. <br />MM 2 -5 Applicant - provided appliances shall be Energy Star appliances <br />(dishwashers, refrigerators, clothes washers, and dryers). <br />Installation of Energy Star appliances shall be verified by the <br />Building Safety Division during plan check. <br />MM 2 -6 Applicants of residential developments which include garage <br />and /or car port parking shall ensure that garage and /or car port <br />parking are electrically wired to accommodate a Level 2 (240 volt) <br />electric vehicle charging outlet per dwelling unit. The location of <br />the electrical outlets shall be specified on building plans and <br />proper installation shall be verified by the Building Safety Division <br />prior to issuance of a Certificate of Occupancy. <br />MM 2 -7 Applicants of retail, commercial, office, and other non - residential <br />development shall provide Level 2 vehicle charging stations for <br />public use and where feasible, coordinate with the City of Santa <br />22 July 2014 <br />
