Interim Executive Director of Planning and Building, Karen Haluza presented <br />staff report. <br />Council Direction: <br />• On September 16, 2014 the City Council directed staff to revise the plan to <br />achieve the following objectives: <br />• Ensure more intense development in Transit Node districts — especially at <br />Harbor and Westminster. <br />• Ensure that the preponderance of development in Transit Nodes be more <br />commercial than residential. <br />• Address street section designs to provide a full range of multi -modal <br />options. <br />Recommended Revisions Development Standards <br />• Raise minimum number of building stories from three to four and increase <br />the maximum allowed stories from six to 10 in North Transit Node. <br />• Remove three-story building types, such as townhouses, as permitted types, <br />and prohibit stand-alone residential development in the North Transit Node. <br />• Remove frontage types, such as stoops and porches, as permitted types to <br />ensure a commercial character at the ground level. <br />• Require that all ground floor uses be non-residential.
