Harbor Blvd, Santa Ana, CA 92703 will consists of the <br />construction of an affordable, multifamily rental project compi-Li4cil of 70 units with a 3,195 sf <br />community room, lewdrig office and laundry facility, The development will be constructed on <br />approximately 2.26 acres (131,916 sX) and will have 69 three - bedroom units and I two-bedroorn <br />unit. The three bedroom units will range from 1,022-1,050 qE <br />7 units will be rented to, very -low income families with household incomes at or below 50% of the <br />AMC (Area Median lncornc}, 49 units will be rented to low irworne families with household incomes <br />at or below 60% of AMT, and 13 units will be rented to families with household incomes at or below <br />I I 0%� The one reinainki.- unit will be deAgrvited as a manager's unit, <br />The pi-Ljoct will consist of 4 three story on grade wood framed buildings with a wrabination or tack <br />under and surface parking, One of the buildings will contain the leasing 0ffieo/cUM1nLMityS'Pace. <br />The project provides parking through a combination of tuck Linder and surface parking. The property <br />will feature a tot lot, onqite laundry facilities, community room, leasing office and ample open space. <br />The umits shall incorporate, design element-; and building, practices that will reduce the maintenance <br />and utility cost,; and also reduce the adverse environmental impacts otherwise associated with <br />residential construction. Such design elements and practices may include, but Eire not limited to <br />crivironmenially sensitive landscaping, installation of energy efficient furnaces and water heaters <br />flinergy Star Appliances), and installation of high efficiency toilets, The Project will be fully <br />landscaped including irrigation. Landscape materials'will be low maintenance and drought resistant, <br />Landscaping <br />All areas of the Site that are not occupied by buildings, driveways, walkways, and parking shall be <br />landscaped and maintained, Landscaping may consist of grass [awns, groundeovors, shrubs, trees, <br />decorative block walls, screenings, and terraces' as reasonably approved by the Planning Department. <br />A perniancia water sprinkler system shall be provided in all landscaped areas to insure proper <br />maintenance. <br />Refuse <br />An enclosed refuse area or areas shall be provided at locations in accordance with the requirements <br />of (lie City of Santa Ana. Refuse areas shall be designed with building materials compatible with <br />those used for the other structures on the site. <br />utilities <br />Developer shall be responsible for all utility relocation or installations an the premises; and hookups <br />to Howers, drains, water and gas distribution lines, electric, telephone, and telegraph lines, and for <br />hook-up to all other public utility lines.
